First and foremost, we’re focused on building long-term, healthy relationships. While we are focused on helping our clients realize an ideal balance of personal and financial returns, we seek to avoid spreading ourselves thin. In other words, we increase the quality by narrowing our focus. It’s therefore not uncommon that we will refer experts from outside of our team.

Valuation

Valuation services are foundational to our relationship with our client. It is a reflection of our track record, our understanding of the market and how we execute within our investor networks. Valuations also put our client’s personal and financial pathways in an important context (ie, the pool of buyers for larger buildings will be relatively smaller and have more stringent due diligence than that of a buildings with four units or fewer)

Property Marketing

From modern approaches such as QR Codes and 3D Renderings, or traditional techniques like postcards, the Chappell Team utilizes an array of marketing tools so the client's property is promoted in the right place, to the right target audience, at the right time. Our advisors hold themselves accountable to a minimum of 200 calls per week to keep a finger on the pulse of the market. Each advisor has their own niche focus, both with respect to geographic area and product type, enabling them to truly be experts in their respective fields.

Valuation

There are two approaches to valuation: discounted cash flows (ie, Net Operating Income / Cap Rate %) and multiples (ie, $/SF, $/Unit). Upon receipt of updated financials from the owner (ie, 1. P&L or income statement and 2. rent roll), a team member will construct a valuation based on historic comps, quality of pro forma cash flows and market conditions for different sales strategies.

Marketing & Sales

With constant and open communications, we execute a unique plan to introduce properties to local investors. Utilizing modern approaches such as 3D renderings and Social Media or traditional techniques like postcards and cold calls, so the client’s property is promoted to the target audiences. Additional marketing support is provided through NAI NorCal to ensure efficient and creative deliverables in a timely manner.

As markets change and new variables emerge, the Chappell Team updates relationships over time with carefully curated research of the local market through raw data analysis, articles, and reports from primary sources. Whether a client is inquiring about the Bay Area market, or its submarkets and micro-markets, the Chappell Team will provide you with a data-driven recommendation with as much bias removed (or identified) as possible.
